House Construction and Refurbishment, Filby

This project involved refurbishing an existing council house and constructing two new homes, complete with off-street parking, within its spacious garden. MS Oakes was appointed by the council to take over the project after work had started, ensuring its successful completion.

For the existing property, we injected a new damp proof course, applied damp-proof tanking, and lined all external walls with insulated plasterboard to enhance thermal performance and improve the U-value (a measure of insulation efficiency).

The two new homes were built to a straightforward yet durable design. They featured pot-and-beam (concrete block) ground floors, Easi-Joist metal web first floors to reduce vibration, and lightweight trussed roofs for enhanced durability. UPVC double-glazed windows were installed throughout to maximise energy efficiency and reduce maintenance requirements.

Despite taking over the project mid-way, we delivered the refurbishment and construction on time and within budget. The result is three high-quality council homes that enhance the local housing supply and provide comfortable, energy-efficient living spaces for the community.
